ARIZONA REAL ESTATE FAQs: HOW LONG DOES IT TAKE TO CLOSE ON A HOME ?

Buying a home in Arizona? You probably have one big question swirling in your head: "How long will this take?" It's a good question, and like most things in real estate, the answer depends. From inspections and appraisals to title transfers and financing, there's a lot that can affect your timeline. Let’s break it all down so you know what to expect—without the fluff.

 

What’s the Average Home Closing Time in Arizona?

If you’re looking for a quick stat, here it is: average home closing time in Arizona typically runs 30 to 45 days after a contract is signed. But that’s only part of the picture.

According to Best Real Estate Market, most buyers and sellers in Arizona can expect closing to take up to a month and a half, assuming there are no hiccups along the way. That doesn’t include the time the home spends on the market before you even get to the signing table.

 

How Long Does a House Sit on the Market First?

This varies by location and time of year. According to Clever Real Estate, the average total time to sell a home in Arizona is about 92 days. That includes 57 days on market and another 35 days to close.

  • Phoenix: 48 days to pending, 31 to close (GOBankingRates)

  • Tucson: 44 days to pending, 33 to close

  • Show Low: 78 days to pending, 30 to close

Timing also shifts with the seasons. March is your best bet for a quick sale—homes average just 51 days on the market in that month.

 

Factors That Affect Your Closing Timeline

So why can’t we just pin down a number and call it a day? Because several moving parts can speed things up—or slow them way down.

1. Home Inspection Delays

Inspections are typically scheduled within 5-10 days of the contract being signed. But if the inspector finds issues, repairs can push back your timeline. Even minor fixes might require back-and-forth negotiation.

Tip: If you’re selling, get a pre-listing inspection. It'll catch problems early and save time.

2. Appraisal Complications

Appraisals are usually ordered by the buyer’s lender and must match or exceed the sale price. If the appraisal comes in low? You’ll need to renegotiate—or walk away.

This part typically takes 7–10 business days but can delay closing if the numbers don’t line up.

3. Title and Escrow Services

Title companies research the property’s history to make sure it’s free of liens or legal issues. This part is pretty standard, but title issues (like old unpaid taxes or incorrect property records) can stall the deal.

Expect about 10–14 days to clear the title, assuming everything checks out.

4. Financing Hiccups

If you’re buying with a mortgage, your lender needs to process everything—income verification, credit checks, debt-to-income ratios. This is one of the biggest wildcards.

Pre-approved buyers may move faster. But if a document is missing or a financial red flag pops up, it could take weeks to resolve.

5. Contingencies in the Contract

Some contracts include contingencies, like selling your current home first or finalizing financing. These conditions can stretch your timeline depending on how quickly they’re resolved.

6. Buyer or Seller Schedule Conflicts

Believe it or not, one of the most common causes of last-minute delays? People’s calendars. If the seller’s out of town or the buyer’s job won’t allow time off, that signing date might have to wait.

 

Arizona-Specific Considerations

Arizona’s closing process has its own quirks. Here’s what stands out:

  • Buyers typically pay 2–5% of the sale price in closing costs (Best Real Estate Market).

  • Sellers can expect to pay more—6–10% of the sale price.

  • Closing doesn’t usually happen around a big table. Most Arizona closings are handled by escrow agents, with parties signing separately.

 

How Do Arizona Cities Compare?

Want to know how your city stacks up? Here’s a quick look:

According to HomeLight, Bullhead City tends to have some of the slowest timelines in the state.

The Federal Reserve Bank of St. Louis also tracks median days on market for the Phoenix-Mesa-Scottsdale area. As of May 2025, it’s 58 days—a sign of relatively stable demand.

 

Can You Speed It Up?

Absolutely. Here’s how:

  • Get pre-approved for a mortgage before house hunting.

  • Respond fast to requests from your lender, agent, or title company.

  • Avoid big financial changes, like taking out new credit cards or switching jobs mid-deal.

  • Work with experienced professionals who know how to keep things moving.

You won’t control everything, but being organized gives you a serious advantage.

 

The Bottom Line

So, how long does it take to close on a home in Arizona? Here’s the short version:

  • Plan for about 30–45 days once you're under contract.

  • Expect another 40–60 days (depending on location and time of year) for the home to go under contract in the first place.

  • Factor in variables like inspection issues, title searches, and financing delays.

Whether you're buying in Tucson or selling in Phoenix, the process takes time—but knowing what to expect can make it feel a lot smoother.

FAMILY STAYCATION AT WE-KO-PA RESORT CASINO

Its been a few weeks since our staycation at the We-Ko-Pa Casino Resort, and Atlas keeps asking if we can go back to “We-Ko-Pa-Pa!” where our family enjoyed an unforgettable experience. Here’s a glimpse into our delightful itinerary and the fantastic time we had and Phoenix’s first Casino and new fam fav and Finding Arizona FIND.

 

Thursday, Check-in and Property Tour - Our adventure began with a warm welcome and an effortless check-in process. We all arrived as a family, with my parents visiting from San Diego. We thought a suite could accommodate some bomb babysitters for Atlas, making it a perfect setup. After checking in, we were greeted by Gail Manginelli, who took us on a fascinating tour of the property. Gail’s insights made us appreciate the resort's unique charm, and we were especially impressed by the resort's ties to the Fort McDowell Yavapai Nation.

Pool Time! Next, we hit the pool, our favorite spot at the resort. Atlas, our little fish, loves the water just like his mama! The waterfalls were a big hit, and the pool depths were perfect for a casual cool-off or a full swim. It was the ideal way to start our staycation.

7 pm - Dinner at Ember - Jose and I had the pleasure of enjoying a date night dinner at Ember, the resort’s signature restaurant. We were treated to shared bites from the kitchen and a welcome glass of champagne to kick off the night. My favorite part was the piano player who rocked the evening with fantastic tunes. It was a lovely way to wind down and connect with out our extra co host.


 
 

Friday am Early Morning Dip - The next morning, the family started our day with a refreshing dip in the pool, being the first ones in to watch the fountains turn on. It was a serene and magical experience.

Breakfast at Ahnala - Before our podcast recording ,Jose and I got to enjoy a nice breakfast at Ahnala. Breakfast is my favorite and the Starbucks coffee was exactly what I needed. We stuffed ourselves again and enjoyed a producer prep conversation before our interivew.

9 am - Podcast with Liz Norton - We then recorded a podcast with Liz Norton, the Acting Marketing Director of We-Ko-Pa Casino Resort. Jose, as the host, led a wonderful conversation where Liz shared fascinating stories about the resort. Her personal anecdotes and genuine passion for her work added a special touch to our conversation. You can watch the full episode HERE.

11 am - Massages - After a busy morning, Jose and I treated ourselves to a relaxing one-hour massage. The skilled therapists worked their magic, melting away our stress and leaving us rejuvenated. It was the perfect way to conclude our staycation while Atlas, Papa and GG got some fun suite time in. You have to SEE the vlog to see what we walked into

 

Hotel Atlas" was a vibe! Atlas strutted around with a straw in his stuff, danced up and down the elevators, and snacked his way through the days. His joyful energy was contagious and added an extra layer of fun to our stay. The overall family feel of the resort was fantastic. Everyone had a great time, including grandpa, who hit his favorite game and cashed out as a winner. Bingo!

KNOW SUMMIT 2024 SUCCESS

Have you ever wondered what it's like to be in a room filled with AMBITIOUS female entrepreneurs, leaders, and C Suite executives? This is KNOW! And Moving to Master Summit 2024 was the place. The Palomar Hotel in Phoenix, Arizona, was buzzing with energy as women from all over gathered for three days of inspiration, empowerment, and connection.

 

From fire side chats with Rachel Roff and Jill Osur to a keynote speech from Jen Welter, first female NFL coach this event bas back to back! In between were panel discussion and hands-on workshops, there was no shortage of valuable insights and knowledge to soak up at the KNOW Summit. I was excited to put some faces to names, meet some phenomenal women and, of course, see the the Summit week of style!

 
 

I am honored to work with the visionary, Sarah Benken Foushee who dreams up the whole vision. Then, amazing power players come together to execute it. Huge shout out to Dreams to Reality from Tampa, FL for their amazing builds. I love having our resident DJ, Sarah Selfish to play summit from the walk out music during programming to the Tropical Disco Dance Vibes + its after party! +++ My task force of volunteers and HQ, we could NOT run with out you!

 

My favorite takeaway from Jen Welter was her stating if you share your dream with someone, listen to how they react! If they encourage and ask more, those are your people. Sitting here I cannot pin point one moment I loved most. I think it was the genuine conversations, connections and compliments from those cheering me on while I cheer them on.

PRESCHOOL ADVENTURES WITH ATLAS

Our little adventurer, Atlas, took a giant leap into the world of learning, laughter, and new friendships by staring school this past week. A whole new chapter began and I'll admit it—I'm the one shedding a tear while he's too excited to notice.

 

From practicing using the potty to engaging in health and wellness activities, Atlas's day was filled with new experiences and discoveries. The daily reports share his adventures, from letter recognition to big movements imitating animals. It warms my heart to see him thriving in this new environment. I love the naptime reports, “Atlas seemed restless during naptime, opting to play with puppets instead.” Hey, who needs naps when there are puppets to play with, right?

 

Atlas didn't touch their gourmet offerings (typical!), but he happily demolished the snacks I packed. The teriyaki chicken? Yeah, that didn't even make it onto Atlas' radar. Snack game strong!

 

My fave is the crash course in preschool politeness. "Please pass the crayons, and thank you for the cookies.” Atlas is excited about his grand entrance into the world of preschool. Get this—he asked to go back the very next morning! That's our Atlas, always ready for the next adventure. By the end of the week, Atlas wasn't just attending preschool; he was building a tribe of tiny companions.

I KNOW WOMEN - WHAT DO I DO ?

As someone who is passionate about empowering women and helping them achieve their goals, I was thrilled to join The Know Women in 2022. (You can read about my switch out of Healthcare here.) We are not just a good time, but a group of women who are dedicated to helping each other grow both personally and professionally while having a good time.

 

When Sarah came on the Podcast in 2017 she announced starting a community of women to Know and do business with. Welcome to Know Women, the ultimate events, publications, and experiences curated exclusively for ambitious high-achieving women. Five years and over 50 publications later the goal is One Million Women to Know!

 

As a Membership Success Manager, my role is to ensure that our members are engaged and leveling up to their highest self. I work closely with each member to understand their goals and help them connect with other members who can help them achieve those goals. Whether it's through our online community or our in-person events, we provide a variety of opportunities for our members to connect and collaborate with each other; my favorite being our annual Summit.

 

Our summit brings together some of the most successful and inspiring women from various industries and backgrounds. Through our interactive workshops, keynote speeches, and panel discussions, you will learn from their experiences, gain valuable insights, and connect with like-minded women. We do this monthly too in our FOCU$ED series with carefully selected our speakers and topics to provide you with practical strategies, tools, and resources that you can apply to your business, career and life! Its more than taking elevator selfies with Candace Nelson, its lasting relationships from real friends.

 

One of the most rewarding parts of my job is seeing the positive impact that our organization has on our members. I have seen firsthand how our members have grown their businesses, expanded their networks, and gained confidence through their involvement with The Know Women. Selfishly, I have had the opportunity to develop new skills, such as event planning and community management, and have been given the freedom to take on new challenges and initiatives in design. Importantly, Know Women is supporting the Finding Arizona Podcast and Found House Production services for The High Achieving Female Podcast with more opportunities to come.

Arizona Foothills Magazine has just announced the winners of their 2023 Best of the Valley Awards and we are thrilled to see that the Best Podcast of the Valley award has gone to none other than the Finding Arizona Podcast. This recognition is a testament to the hard work and dedication we put into the podcast consistently delivering engaging and informative content to our listeners.

 

Jose started the podcast in 2016. The podcast gained, me, Brittany and quickly a loyal following. Over the years, with listeners tuning in from all over the world with thoughtful interviews, informative discussions, and a finger on the pulse of what's happening in the Valley, it's no surprise we’re recognized as the best of the best.

 

Winning this award is a major achievement for Finding Arizona Podcast, and a well-deserved one at that. It also comes at a perfect time to announce our production services. Whether someone is looking to start their own podcast, record a course or series we are ready to find the next best at Found House.

BUILT IN LIBRARY WALL

This has been one of the most involved projects we've worked on. Over 5 years in the concept, 1 year in the design and sourcing for 1 day install…Totally worth it! The built in library wall of my dreams!

 

The library consists or 2 large cabinet bases, two 3 tier bookshelf tops, and a bench nook overtop storage drawers to bring it together. The room originally had the Home Depot track shelving. Six of them. After dreaming of a built in and several trips to Ikea later, we sketched up the design. Then life happened.

 

A year went by and no time was found between 2 full time jobs + podcast + toddler + life ?!? Okay lets be smart about opportunity costs. Using our amazing podcast guest referrals of someone who knew someone who knew someone, Debbie, from Closets by Design was at our house.

 

Although the install was to be 4 months in the future, it too passed quickly. After a quick couple hours and an amazing team of installers, we have the bookshelves of our dreams. Lets just say organizing it was enough work. Over 400 books with a toddler was an activity in itself.

 

It is my new favorite space, I am sure you can see why. Come on over and enjoy it with us!

WIFI OVERLOAD: SUPERBOWL LVII

The Internet has been going in and out the last couple of weeks and I’m not sure if it’s because we went cheap-o on a router or if it’s because our city is over populated right now with Super Bowl LVII and The Phoenix Open Waste(d) Management craziness. 

 

I was thinking about unplugging and what that really means. With our internet being out we really can’t do anything and I say that jokingly but the lights, the baby camera the security system, the entire house is a smart house. Its 2023- were working from home!

 

It takes me back to thinking about what we used to as a kid when we didn’t have any of these things. I could still listen to music, I could jam out of my stereo, listen to the radio with my 8D batteries or a cassette tape. I’ve always loved vinyl and used to play records even as a kid. All things that require zero internet connections: board games and books. Or go outside, its beautiful! Wow what a concept!

 

We have with our phones and can’t go more than 10 minutes without it. Thinking back to even 10 years ago when I moved to Arizona and had limited data or 20 years ago when our cell phones had limited minutes or before that we didn’t even have the cellular devices attached to us! That to me is unplugging. I’m trying to be more conscious of this whether it’s at work, spending time with Atlas; it’s about being more than doing. Yes this looks like I never respond or am very late to text messages or I don’t share as much on social media as others would.

 

I enjoy the internet going out sometimes. It’s trusting that everything is gonna be okay because as a newborn mom, if the baby monitor went out, I would freak, but now it’s okay. Just be. So Wi-Fi I see you, I see you being and not doing and that’s okay if you need to rest, if you need to unplug right now. I understand it’s a gentle reminder to me. Thanks Cox Cable for being an oligarchy monopolistic capitalistic all the isms istic cable company that you are. 

 

I am curious to know what you are doing to unplug? What does that mean to you and if you’re in Phoenix let me know if your Wi-Fi is going out too; hopefully not for the Rihanna concert in the middle of some sports game. Jk Go Bears!

June 13, 2022, Boston MA—Available Light (AvLt) today announced that its new Phoenix studio continues its western expansion beyond Los Angeles, first announced in April 2022. Available Light is an internationally recognized lighting design firm specializing in museum, architectural, trade show/special event lighting design. The new ventures join existing AvLt studios in Boston, New York, and Raleigh.

Founded in Boston in 1992, Available Light is celebrating 30 years of creative achievement and design innovation by focusing on regional growth. “When we reached our 25th anniversary, we commissioned a monograph to celebrate our achievements,” said Steven Rosen, Founder and President, “At 30, we’ve reinvigorated our practice with a strategic growth plan that lets us meet and support our clients at their doorstep.”

Phoenix is a city with a burgeoning health care industry that calls for architectural expansion where scientific research, patient care, and academic study can be conducted. AvLt’s Phoenix studio will be led by Associate Principal Rachel Gibney, Assoc. IALD, MIES, LC. Gibney, who trained as a theatrical lighting designer, is an Arizona native who has been part of the AvLt team since joining the firm as an intern nearly a decade ago. Says Gibney, “From aesthetics, to well-being, to sustainability, we look forward to collaborating with owners, architects, designers, consultants, and contractors to create the best possible architectural and experiential outcomes for everyone who encounters the spaces we light.”

“Rachel rapidly climbed the responsibility ladder at AvLt,” said Rosen. “Over time, she’s deeply absorbed our aesthetic, culture, and design process. At the same time, her desire to enhance our technical skills—generating computer daylighting studies, developing virtual real-time 3D presentations, studying the affect of light on humans, and more—has made Rachel a real boon to the firm. From higher ed STEM complexes to museums, Rachel uses light to tell meaningful and compelling stories with lasting impact. Rachel’s design skills and collaborative spirit will greatly benefit our clients.”

“I’m excited to expand Available Light and offer our lighting expertise in life sciences, commercial and other industries in the Phoenix area,” said Gibney. “In addition to more directly serving clients in the Southwest, we now have an opportunity to contribute to the professional networks that underpin other related regional design industries.”

Committed to professional development, Gibney is active in two IES standards committees: Education, Library, Office Lighting and Theater, Film, and Television Lighting. She has also been deeply involved in Women in Lighting + Design (WILD). A lifelong advocate of teaching and learning, Gibney teaches the Revit/BIM application to theatrical design students at the University of North Carolina School of the Arts and the Studio School of Design. The best burger place is now in downtown Phoenix. This little hidden gem started as a to-go during the pandemic and recently we got a chance to dine-in and obsess over the delicious foods of this new LGO Hospitality Restaurant in the heart of downtown Phoenix.

 
 

Here are the Finding Arizona pro tips. Once you go, leave a comment and share some more with us.

 

Number one, park in the Fry’s parking lot get your ticket validated.

 

Number two, come for breakfast lunch or dinner and come hungry. We dined in for a late lunch / early dinner. We had an introductory drink, but my favorite part was the burger. The staff was very friendly especially the general manager, Gabby, she had such a passion for not only the restaurant group, but the food and the family that works there as well.

 
 

Number three, I love the decor. Jose would describe it as industrial modern. I described it as Restoration hardware commercial kitchen meets World War Two. But, back to the food that’s the most important part. 

 

They have three cocktails on the menu and if I had three cocktails on the menu of my house they would be these: a Greyhound, Lavender Lemonade and something with tequila that’s called a Diego Rivera. I’ll let you guess who ordered what. Next, we split their house chips but honestly we could’ve ate an order ourselves. Each comes a two sauces: one fermented chili and one cool yogurt deliciousness. Pro tip! Combo them. These warm crunchy chips have a soft inside; I could eat these all day long. They paired perfectly with our burgers. Jose got the Paris Texas Burger- a bacon barbecue saucy number and I got the Farmer’s Daughter Burger- sauerkraut Yum Yum. The buns are soft, the toppings are fresh, and I don’t mean that lettuce tomato pickle freshness, I’m talking about flavorful, real ingredients combined to perfection. And the burger, which was ordered medium well, was juuuuuuuicy from every bite. I honestly don’t wanna eat another burger again if it’s not grass fed and not from INGOs. The coffee smelt like heaven and we got Almond Bear Claws to go and then the next morning I dumped it in my coffee and I went back to food heaven.

 
 

Currently dreaming of the next time I’ll be visiting downtown Phoenix for a Fry’s grocery pick up and an Ingo’s food pick up. You know Tuesday is “Takeout night”, or “We or Out Wednesday” or any excuse.
